7 Things to Consider Before Selling Your Own Home

Are you planning to put your house on sale? If you are, then it is important that you get your property ready for that moment. One of the crucial things to keep in mind is that making a first impression only happens once. The time you exert to prepare your house for sale will be very useful the moment it strikes the market.

Below are the things to consider when preparing your house for sale.

1. Cut off any attachment you have to your house.

If you are decided to sell your house, it is important to get rid of your personal attachment to it and put into your mind that the sale is a business transaction. Your attitude towards selling your ‘home’ must change to selling your house and you should do everything to be noticeable amid the competition.

2. Choose a realtor.

In opting to work with a realtor, you should choose someone who is a member of the National Association of Realtors which has more than a million brokers and sales individuals. Realtors are constantly attending conferences, pursuing higher education, and participating in local community events to become more experienced real estate experts who can turn to when planning to sell your home or in buying residential real estate.

3. Make your documents organized.

This is essential not only to prepare your house to be sold, but also to prepare yourself for questions that may arise about your property. Through that way too, you are able to show the necessary documents that your attorney, listing agent or prospective buyers will ask for.

These documents include the deed or mortgage satisfaction, copies or letters of rental agreements, tax bills, utility bills and many others. Be sure that any city or town permits are done building violations (if any) are cleared.

4. De-clutter, get organized.

In putting a house for sale, you have to make an atmosphere where buyers can imagine themselves living in that property. Eliminating all the personal items you have will keep your potential buyer from being unfocused. Removing those excess furniture and other unnecessary items will make the living room spacious. Also, organize the kitchen cabinets and closets. Sort out things such as shoes and clothes together.

5. Eliminate the movables and lighten up.

Remove the things that you want to take with you. This may include lighting fixtures, window treatments, packed boxes and others that you do not want to include in the sale. Also, by doing that you are already dressing up the house for your buyer.

6. Replace or Repair it.

Tour around your house and list those things that have to be replaced or repaired. You can consider painting the rooms to freshen up things. You can also paint the garage door, front door and other outside trip in order to make your house more appealing. Replace the old or rusty fixtures with new ones. Fix the broken doors, locks, screens, drawers and sliders to make sure that everything can be opened easily.

7. Make your house sparkling clean in and out.

Clean and vacuum all the rugs, window coverings and carpets. You can also mop the floors and dust the furniture. Never forget to wash the windows as well as the window blinds. Be sure to make the front entry more inviting by clearing the dust and changing all old welcomes mats with new ones.
