Background investigation for real estate licenses are happening in many areas these days. Many applicants looking for employment as a realtor or agent could be concerned about what is included in the check and what types of things will keep them from getting employment following the check. Many also wonder why they are even required in the first place. All of these are good questions to ponder as you consider a career in this type of field. Let’s explore it in a little more detail now.

What Does It Consist Of?

The background check and investigation for real estate license will vary a little, but for the most part, it will be pretty standard. The most common areas that are gone through are criminal history, including convictions, credit check and history, employment history, and civil lawsuit history, including open judgments.

Why Are They Done?

Many states require all applicants submit to a background investigation before they can get their real estate license. This is done to ensure safety of those they represent and to ensure trustworthiness of the individuals that may have full access to other people’s homes. This only makes sense. This may not be done before you take any licensing courses or exams, and could simply be required before you can get employed in the industry. Be sure to check out specific regulations and laws in your area to avoid going through the education only to find you are not employable.

What Will Disqualify Me?

If you have any felony convictions on your record, there’ s a good chance you will not be able to pass the background investigation required for real estate license. Misdemeanors convictions could disqualify you, but it will vary. If you have been convicted of anything theft related, there’s a good chance you won’t qualify for licensing in your state. Since you may need to be bondable, you must not have theft related charges.

While you are innocent until proven guilty, open cases could prevent you from getting certified in your area. Few would be willing to take a chance on hiring anyone facing serious charges until they are cleared from the record.

Civil suits and open civil judgments could potentially disqualify you, as could a very poor credit rating. Essentially, this increases the risk of potential problems that could happen if you are certified and have access to other people’s homes and houses.

You should keep all of this in mind as you look at the background investigation for real estate license requirements in your area.
